What is a Competitive Market Analysis?
A competitive market analysis is an analysis of current market conditions impacting the value of your home.  It is not an appraisal.  Unlike an appraisal, a competitive market analysis focuses on optimal pricing of a home for sale with 90 days, not fair market value.  Instead of looking only at past comparable sales, it focuses on current market conditions—including competing available comparable properties listed for sale.
What is a Broker Pricing Opinion?
A broker pricing opinion focuses on the current fair market value of the property.  It is a restricted, short-form appraisal.
